Town & Country Office
Collinsons Town & Country was established as a separate department within Collinsons in the mid 1990's.
Having undertaken a full market analysis of the choice of services offered by local Estate Agents and traditionally based Country House Agents there was clearly a need for a company to take on the challenge of developing a "different" marketing approach, to address the demands of selling the unique properties that make up a large part of the rural and upper-value end of the property market.
The options available to a homeowner at that time were limited to having a variation on the same approach suitable for a city centre flat or traditional city home. Whilst this was successful for those flats and houses it clearly was not suitable for the larger City and Country homes where the special characteristics and unique qualities need a different approach to attract a buyer whose own preferences are likely to be based around lifestyle with a bias towards "what it is" rather than "where it is".
Collinsons have led the way in bringing new initiatives to the marketing of these properties. The Team dedicated to the Town & Country department have great experience in this specialist area and we have seen the consequential effect of this tailored approach both through many sales in St Albans (and a 30 mile) radius but also (and just as importantly) many recommendations and letters of thanks.

Our aim is to plan an individual marketing strategy to reflect the different needs of each vendor and their property. We understand that in this market "fit" can be more of an issue than price in some instances - our advertising and marketing is geared to create and maintain the largest possible mailing list and internet presence, in order to maximise the chance of finding "right buyer - right time".
We also pay keen attention to what each purchasing applicant specifies with regard to detailed requirements and proposed budget. Even in the instance of highly individual properties this enables us to have a fairly clear understanding of current and future demand and the range of achievable prices from the outset, and to "tune" the marketing accordingly.
With regard to valuations, many years of collective experience means that we rarely see anything that we haven't in the past dealt with something similar (never the same - no two properties are!). We are usually very able to defend agreed sale prices against question by valuers - we are known to specialize in this sector of the market and we are often their first port of call for comparables when valuing such properties in the area.
